A Phase I Environmental Site Assessment typically provides a non-intrusive evaluation of potential environmental liabilities and
problems associated with a property prior to a real estate transaction. Since the inception of pre-acquisition assessments within the scope of the Comprehensive Environmental Response, Compensation,
and Liability Act's (CERCLA) innocent landowner defense, Western Technologies has completed thousands of Phase I assessments for clientele such as banking and financial institutions, legal services,
private real estate developments, and government agencies. Our extensive experience encompasses sites ranging in size from less than one acre to 16,000
acres, involving activities such as agricultural production, industrial manufacturing and distribution systems, waste disposal sites, medical facilities, residential developments,

capabilities cover all aspects of environmental assessment necessary to support the transaction of real estate. Our standard operating procedures
follow the nationally recognized requirements of ASTM E1527, but we can customize the scope of work and reporting style to the client's specific needs. Time and cost savings
are realized by combining additional assessments for asbestos, radon, lead-based paints, electromagnetic fields, building condition, and Americans with Disabilities Act (ADA) surveys. Western's
senior personnel can perform extensive third party reviews of existing environmental reports, assessing their accuracy against a prescribed standard,
and utilizing the information to formulate a scope of work for subsequent assessment. If needed, Western's services can also extend to Phase II (focused sampling and chemical
analysis program) and Phase III (determination of the extent of contamination and design of remediation) studies. With strategically located offices, Western Technologies is
